1. Who we are

ImmeOneApp ("Immo One App") is a service published by DELOMID, enterprise and VAT number BE 0715.495.655, registered office Rue de la Loi 28, 1000 Brussels, Belgium. Contact: support.immo@delomid.com.

2. Purpose of the service

ImmeOneApp helps manage rented property in Belgium: properties and homes, leases and their signature, rents and payments, messages and calls, damage claims, inventories, maintenance and documents. It is meant for owners, property managers, tenants, building managers (syndics) and residents.

ImmeOneApp is a tool. DELOMID is not a landlord, a real-estate agent, a syndic or a legal adviser. Lease templates, clauses and reminders are provided as an aid; each user remains responsible for the content of their contracts and for complying with the rules of their Region.

3. Account

• Using ImmeOneApp requires a personal account, created by sign-up (owners) or by invitation (tenants, syndics, managers, residents).
• The information you provide must be accurate and up to date. An owner account may be subject to approval by the ImmeOneApp team.
• Keep your password secret. A code sent by email may be asked to confirm a sign-in on a new device.
• Tell us without delay at support.immo@delomid.com if your account is used without your permission.

4. Plans and prices

• Use is free up to 3 properties in total, all types included.
• Beyond that, a paid plan applies at the price shown in the app when you subscribe (€1.00 per property per month beyond the 3rd property at launch). Any price change is announced in advance and only applies from its effective date.
• Invited tenants, residents and syndics use ImmeOneApp for free.
• Rent payments go through a licensed payment provider (Stripe); ImmeOneApp does not hold the funds.

5. Rules of use

You agree to:

• use ImmeOneApp fairly and lawfully;
• only publish content you are entitled to, and not to publish unlawful, insulting or discriminatory content or content that harms the privacy of others;
• not try to access other users' data or disrupt the service.

Content or a contact can be reported from the app. In case of breach, the ImmeOneApp team may suspend an account; your data is then kept and you can contact us.

6. Electronic signature

Signing leases and amendments in ImmeOneApp is a simple electronic signature, strengthened by a code sent by email, a timestamp and the fingerprint of the signed document. It binds the signatories as provided by the European eIDAS regulation. Each party receives a copy of the signed document.

7. Availability

We do our best to keep the service available and backed up, but cannot guarantee uninterrupted availability. Maintenance may temporarily interrupt the service.

8. Liability

DELOMID is liable for direct damage caused by a fault in providing the service. It is not liable for decisions taken by users, the content they publish, relations between landlords, tenants and syndics, or third-party services (payment, email, notifications). Nothing in these terms limits the rights the law grants to consumers.

9. Personal data

How your data is processed is described in the privacy policy, available in the app.

10. End of use

You can delete your account at any time from your profile. Some data related to a lease or a payment is kept for the period required by law. A tenant at the end of a lease keeps read access to their history for a limited period.

11. Changes

These terms may change. Significant changes are announced in the app or by email before they take effect; you may be asked to accept them to keep using the service.

12. Applicable law

These terms are governed by Belgian law. In case of dispute, and after an attempt at an amicable solution, the courts of Brussels have jurisdiction, without prejudice to the rules protecting consumers.
